Buying a new build on the Mar Menor: the 2026 checklist

1. Get your NIE number — you cannot complete without it. 2. Appoint an independent lawyer, never the seller's. 3. Reservation contract and deposit (typically €6,000) takes the property off the market. 4. Stage payments follow the build programme and must be bank guaranteed. 5. Budget roughly 10–13% on top of the price for IVA, AJD, notary and registry. 6. Snagging inspection before completion, then keys at the notary.
